- AS A COUNTRY RESIDENCE
The 4 bedrooms on the first and second floor of the main complex can be easily converted into two large master bedrooms. There are a total of 10 guest rooms, all with ensuites, four are located on the ground floor of the main complex, 5 in the stone annex, and 1 in the pool area. The large dining /entertainment area lends itself to various possibilities – a grand piano would be great as the acoustics from the expanse of stone walls and glass windows are exceptional. There is plenty of room for sofas and armchairs to be placed around the large stone fireplace, and even in winter this large room is quickly heated with three gas convection units. (All the heating throughout the property is by liquid gas stored in underground tanks.) Of course there is unlimited room for dining both indoor and out for all the guests.
The building next to the main complex, currently stables and a barn, lends itself to a myriad of possibilities. Perhaps a new owner may decide to convert the upstairs area into a large games room, and the ground floor space could easily accommodate an indoor swimming pool and sauna.
- AS A FARM STAY
Cergallina is currently run as a successful farm stay (agriturismo), one of the top in the region of Emilia Romagna. New owners could successfully carry on with Cergallina's excellent portfolio of guests. Cergallina is popular both with Northern Italians as well as many U.K. and Dutch visitors. With the opening of nearby Parma airport serviced by Ryanair, a new owner would be able to increase business by targeting the U.K. market. As well as developing other European markets. The current owner is prepared to assist new owners with a indepth handover.
- AS A BED & BREAKFAST
Cergallina could be run simply as a bed and breakfast business, which could take advantage of the large self drive market, always increasing as independent travellers from all over the world seek to visit the lesser known areas of Italy.
Expansion of the business could occur by promoting the B&B in previously untapped markets such as the German & Swiss markets, with whom Emilia Romagna is a popular self drive destination.
The regional authorities undertake a multitude of marketing activities in Germany in particular and B&B and farm stay owners are encouraged to participate.
